Calvin Harris Files $22.5 Million Fraud Lawsuit Against Former Financial Advisor Over Hollywood Real Estate Project

Superstar DJ and producer Calvin Harris, whose real name is Adam Richard Wiles, has initiated an arbitration demand against his former financial advisor, Thomas St. John, alleging that St. John orchestrated a fraudulent scheme that siphoned $22.5 million of Harris’s funds into a failing Hollywood real estate development. The legal action, filed on Friday, September 12, in the Superior Court of California, County of Los Angeles, claims that St. John, who advised Harris from approximately 2012 until April 2025, along with his co-conspirators, “systematically” exploited the artist’s trust.

At the heart of the dispute is the “CMNTY Culture Campus,” a sprawling 460,000-square-foot real estate project conceived in the early 2020s. Envisioned as a vibrant hub “in the heart of Hollywood, California,” it was designed to cater to musicians, recording engineers, entertainers, and creatives, promising state-of-the-art recording studios, artists’ lounges, and office spaces. St. John reportedly began seeking investments from various entertainers and financiers for this ambitious venture in early 2021.

According to the arbitration demand, St. John approached Harris in 2023 when the project purportedly faced a cash shortfall. Leveraging his position as Harris’s financial advisor, St. John allegedly failed to disclose his “true intentions” or provide any substantive information about the investment opportunity. Instead, he purportedly presented Harris with “materially misleading” DocuSign forms for his signature. Harris, through an entity called Claimant Lewis LLC, ultimately invested a total of $22.5 million into the project. This sum was structured in two parts: a $10 million loan from Lewis LLC to Hollywood LLC (the entity controlling CMNTY Culture Campus), and a $12.5 million equity investment in Hollywood LLC.

The legal filing further claims that after Harris’s significant investment, St. John allegedly directed Hollywood LLC to distribute a staggering $11.7 million solely to Dun & Dun LLC, an entity controlled by St. John himself. Harris’s legal team asserts that “Claimants do not know where Claimants’ investment has gone or what it has been used for,” characterizing the venture as “at best, a complete boondoggle, and, at worst, a complete fraud.” They also state that Harris “has not received a single penny in return for that investment, and, indeed, Respondents have not even started developing or building the project.” Adding to the controversy, the project’s original purpose dramatically shifted in 2024 from a creative campus to “residential housing” due to “shifting market dynamics,” a change Harris alleges was not promptly communicated to him.

In response to the allegations, Sasha Frid, St. John’s attorney, provided a statement to Variety, asserting that Harris was among “several investors” in the reimagined residential project. Frid detailed the new vision, which includes 750 apartments spread across two towers of 34 and 38 stories, with 90 units dedicated to low-income housing, alongside outdoor, creative, and retail spaces. Frid contended that Harris “actively pursued this development opportunity” and that his current dissatisfaction stems from the project’s pace, which is understandable given current interest rates and other market factors affecting real estate development. Despite these delays, Frid maintained that the development is “very much viable and expected to have a $900+ million valuation when completed.” St. John “denies any wrongdoing,” according to his attorney.

Harris’s attorneys counter that the $10 million loan, initially due for repayment by January 31, 2025, remains outstanding, with both principal and interest unpaid. They further claim that when Harris sought information regarding his substantial investment, he was met with “scant (and sometimes contradictory) information” from the respondents. The arbitration demand underscores a stark disagreement over the management and transparency of Harris’s significant financial contribution to a project that has undergone a fundamental transformation, leaving the music icon questioning the whereabouts and utility of his $22.5 million.
